This bay window leak in Fairfax was fixed with roof repair

Now, most contractors, where the bay window flashing, the counter flashing, joins up against the brick wall, what they’ll do is, they’ll just caulk this and that’s the end of it. After the first heavy rain, your bay window leaks all over again. When we come in, we address every possible thing that can cause that bay window to leak.


First off, what we would do is double-check their work and make sure that everything is sealed correctly.


Next, we would check the inside corners of the windows. These are called weep holes. Now if there’s cracks inside the weep holes, that would cause leakage only when you have driving rains being blown up against the window and that would cause the bay window to leak. We address that as well.


There are still several more things. You have a gutter directly above. If that gutter here is not pitched correctly and the water overflows, it can come in behind the gutter, go inside the wall, show no signs of leakage whatsoever inside the house, and again, cause the bay window to leak.


On your first course of shingles, directly above the gutter, you have two layers of shingles. You have your top course of shingles, then you have your starter course that is underneath the top course of shingles. Now if the top course of shingles and the starter course is not staggered and one seam is on top of the other, that means your felt paper is wide open, and that again would cause leakage to go inside the exterior wall and show leakage to the bay window and again show no leakage anywhere inside the wall.


You have apron flashing at the front side of the dormer. We need to know, were the shingles installed correctly underneath the flashing. If it was cut short, we replace the shingles. On the sides of the dormer here you have what they call step flashing and it’s shaped like an L. One part of that flashing goes in behind the wall and the other part goes underneath the shingles. If the roofers put nails into the step flashing, that will cause leakage to travel between the shingles and the felt paper, go inside the wall, and again cause the bay window to leak.


There’s two other remaining things that can cause the bay window to leak to your Fairfax home. That’s the roof directly above the dormer and the roof on your main gable roof. There’s where they join a difference in slope. You have a valley and if you put nails near the center point of the valley, that will cause leakage again.


Now the last thing is you have a ridge vent. If the ridge vent is slightly loose or if the shingles underneath were cut short, that will cause leakage to go inside your exterior wall and show up at the weakest point, which is your bay window.
