Prince William County Roof Repair

This Prince William County roof repair video explains how ice damming happens and how we repair it

We received a call from a Prince William County homeowner requesting an estimate for roof repair due to ice damming. Let me show you the problem that they’re having. This is just only in their master bathroom. I saw many leaks like this back in 2010 when we had that Snowmageddon, where we had a lot of sections of northern Virginia had four feet of snow.

Photo of what happens when ice damming occurs and how Prince William County roof repair was neededNot only did they have the problem here in the master bathroom, they also have it in the bedroom as well. So, the next photograph will show you what we did to actually stop the leak. As soon as we arrived at the home, we instantly set the ladders up and we removed the snow along the entire length of the gutters from the gutter up seven feet. Once all this snow and ice was removed, we then removed the shingles down to the bad wood and then we had to remove the gutter. But, you can’t remove the gutter all in one piece. It’s too dangerous, because it’s way too heavy with all that ice.

So to be safe, we cut the gutter in three- to four-foot sections. If you tried to remove the gutter in a section in anything longer than four feet then it would be too dangerous and you could also rip of the roof fascia that gutter is fastened to. So to be safe we did it in three- to four-foot sections and everything came out well. Now, we install ice and water seal to the wood deck 32″ up the roof and four inches onto the wood fascia, where the gutter was fastened, too. Once that’s in position, we then installed the new gutter, making sure the gutter is secured over the ice and water sheild and then we did the roof completely along the gutter on the upper section and the lower section.

A big problem that a lot of roofers do is, when they install the ice and water shield, they don’t bring it behind the gutter. They just start at the edge of the roof line and that’s it. So, now when you have ice damming all over again the ice will lift the shingles up. It will lift the ice and water shield up like it’s not even there and then you are going to have this problem all over again. So, it’s crucial that the ice and water shield be installed behind the gutter.

To make sure they don’t have a problem again with ice standing we had to make sure that the house was ventilated correctly which it was not from the very beginning. They had no soffit intake vents and they had no exhaust vents whatsoever. So, we installed ridge vents at the peak of the roof.

Now they have proper intake ventilation and exhaust ventilation. And, another key thing is to make sure that the insulation in the attic is not pushed up too far to where the soffit is where the intake vents is, because if the insulation is pushed in there too far you are closing up the cold air from rising in through the intake vent installation from the soffits. So, you have to make sure that it’s not closing it up and there’s a proper breathing space for proper air flow.

Quantico Roof Repair

This video shows what other Quantico roof repair contractors missed

When I was inside this home home in Quantico, Virginia, I noticed they had a bad water stain on the ceiling right in this area here. I told the homeowner, “I’d like to perform a free infra-red scan for you. With the infra-red, I’ll be able to notice other areas of leakage that’s not visible to the naked eye.”

Image of where the roof leak occurred for this Quantico VA home When I turned the camera on, I noticed the leakage here, but then it was all wet on the backside of the chimney on both sides. Then here, here there was leakage as well and the water was going down inside the wall.

He’s paid other roof repair companies money before in the past from Quantico to try to resolve the leak. But every time it rains, it’s just causing more and more damage inside the home.

When I inspected the roof, the first thing I noticed was improper installation of the counter flashing. They just nailed it right into the sides of the stone, and then they just sealed the top with roofing cement.

Now the cement will crack in time, and the leak will just come right back again. But also where the roof meets up against the side of the chimney, they nailed the shingles into the step flashing underneath, so that’s another source.

Now where you see the valley here, this is a single-cut closed type valley, and there’s roof nails right in the middle of that valley. And that’s another source.

Where you see the red dotted lines, it’s improper fastening procedures of an architectural shingle roof. There’s nails exposed where the shingles join together, but the only way you’re going to see them is by lifting up each and every shingle from the back of the chimney up to the ridge. Any nails that are exposed, we need to seal it, flash it, and reseal it.

Another thing that’s causing a leak over here is you have an open copper valley. They put nails too close to the center of the valley, so that’s another source. We need to remove all of the roofing material on both sides of the valley, install ice and water shield, and re-shingle this area.

After the new counter flashing, and the step flashing, and all the roofing procedures are done and it’s 100% watertight, the leak is going to come right back again. The reason why is because of these two gutters.

When you have a leak like this, you have to focus on everything because if you don’t, the leak will come back and eventually the homeowner could develop mold. When you look at this gutter, it’s dropping down to the right. There is no downspout here. The downspout is on the left side.

What’s happening is when it rains really heavy, not only does the water overflow over the front, but it’s also going over the back and inside the house between the outside bricks and the drywall. Once the insulation inside the wall becomes saturated, it can cause a leak all the way down into the basement.

The same problem is going on here. We need to remove all the spikes that are holding these gutters into place and re-pitch them properly so the water flows to the drain.

Bristow Roof Repair

This video of a Bristow roof repair job explains how simple it is sometimes to repair a roof leak

When I was inside this Bristow, Virginia home I noticed a large water stain on the ceiling where the bump-out roof meets up against the brick wall and the only time this leak will occur is when there is a wind driven rain towards the back of the house. Even if there was a heavy downpour or a melting snow, the bump-out will not leak. So, the first thing I did was to check the counter flashing up against the brick wall to make sure that it was sealed properly and it was.

Image of a house in Bristow VA that needed a simple roof repair fixThere were no nails exposed in the apron flashing and the step flashing on the side was installed correctly. Also, if the gutter up above was sagging that could also cause water to overflow to the back and leak down inside the open wall cavity between the outside bricks and the drywall inside and would settle across the bump-out but everything was fine. The other day it rained very heavy and I was hoping if I did an infrared scan I would be able to see something and sure enough I did, there was moisture noticed inside the wall from the two windows above and was leaking down to the bump-out window below.

This is the very simple repair that even a homeowner could do, just go to Lowes, home depot, or your nearest roofing supplier and ask for a product called GEOCEL tri-polymer sealant, it comes in a caulking tube. All you need to do is just seal the inside corners very lightly where the window sill and the sides meet at both side of the window then take your finger and trowel it into place. Now, very important, do not shut the window down all the way once you are done, leave the window open about a quarter of an inch because if you shut the window too soon, believe me when I say, you will not be able to open the window again.

Alexandria Roof Repair

This video explains how an Alexandria roof repair job turned out to be a whole lot more than expected

We got a call from an Alexandria homeowner requesting an estimate for roof repair and a siding repair. But after inspecting all to siding and the roofing, we found that there were many issues such as there was no moisture barrier, no Tyvek installed to the wood surface and the siding, instead of being fastened every 16 to 24 inches into the wood studs, they fastened the siding every 4 to 6 feet and that’s the reason why this siding blew off.

Image of a recent roof and siding repair job we did in AlexandriaNow, with the roof, the reason why they had so many shingles blown off throughout the entire front side of the house is because the roofing contractors nailed their shingles way too high and if you nail too high your allowing the wind to get underneath the shingles and then would blow the shingles off. So now, the homeowner was hoping that the insurance company would cover this because of storm related damage but the insurance company will not cover this because it’s due to improper installation.

So now the homeowner instead of them thinking that they weren’t going to have to pay anything except for the deductible for either a siding repair or a roof repair to the Alexandria home, now they have to pay to have all the siding completely taken off on the right side of the right side of the house so that the Tyvek moisture barrier can be installed. And the entire roof at the front side of the house has to be stripped off to the bare wood and done completely over new.

Because if we only replace the shingles that have been blown off, the rest of the roof will start having problems with blown off shingles in many other areas because they were all nailed high. So everything has to be done new. Contact us for more information about Alexandria roof repair.
