Roof Twins: Annandale Roof Repair

This video show how another Annandale roof repair contractor failed to fix this home’s roof leak

I met with a homeowner that lives in Annandale, Virginia and she needed a free estimate for roof repair. Now, when I was inside the home, I noticed that the leak was right in these two areas here, and she’s paid two other different roofing companies from Annandale that tried to resolve the problem, but the leak keeps coming back. So the first thing I noticed is all the leaves here caked up in the valley that can cause the water to damn up and travel up underneath the shingles and leak at the sky light.

But the problem is, who ever originally did the repairs, all they did was put cement around the skylight and cement underneath the roof shingles at the valley, and all that’s doing is masking the problem and it does absolutely nothing to stop the leak. The only way we can stop this leak from reoccurring again is we have to find the source of the problem and that means taking things apart. So the first thing we’ll do is remove all the roofing material completely around the sky light, remove the apron flashing here, and also two courses of vinyl siding. Once everything is removed and cleaned up, we’re going to replace all the damaged flashing and install ice and water shield and new flashing.

The flashing will be going behind the vinyl siding as well. Now, another thing I noticed is when the contractors did the roofing at the valley, they nailed the shingles too close to the valley center line, all the way up to the top. So we’re going to remove all the roofing material at both sides of the valley, install ice and water shield from the bottom all the way up to the top, and then re-shingle both sides. Now, another thing very important, here you see a nail exposed at the joint and what that is, is right here where the shingles join together, that’s an open key, so any nails that are exposed at that joint; that will cause a leak to go underneath the shingles, leak at the valley, and then also leak at the skylight as well.

So we need to lift up every shingle on the mansard roof and also on the upper roof and any nails that are exposed at that joint; we’re going to seal it, put aluminum step flashing over the sealant, and then reseal the shingle again. Once these procedures are done we’ve targeted this leak from every possible angle and this roof leak in Annandale VA will not come back again.
