Sterling Roof Leak Repair

This video shows several problems wher Sterling roof leak repair was needed



I’m at a home here in Sterling, Virginia, that needs roof repair work to many different areas.


Now, when you see the first picture, this is a stacked type. Where you see the red dotted lines, this is so my men will know in this area the shingles need to be removed right down to the flashing. So when the contractors originally did this job, they cut the shingles to be a nice, tight fit around the pipe. But when they fastened the shingles into place, they nailed into the protective flashing underneath.


This Sterling roof leak repair job had several problems that needed fixedSo the first thing we needed to do was remove all the roofing material completely around the pipe down to the flashing. Then we’re going to seal the flashing under and above, then re-shingle that area. Now, when you look at the ridge vent at the top of the roof, you can see it’s dented up and it’s on the verge of coming off. And the reason why is because it was never fastened into the rafters.


So we’re going to take that ridge vent off and replace it with a new one. But before we do that, any shingles that are damaged once we remove the vent, we’re going to repair or replace them. Then very important, we’re going to seal the deck heavy with a Geoseal Tripolymer Sealant. Then we’re going to press that ridge vent right into the sealant and fasten it into the rafters. Then we’re going to re-seal all the nails. So once this is done, that stacked pipe leak is fixed and the ridge vent will not blow off or leak.


Now, the next picture, and this is the same house again, they have a satellite dish on the roof. And satellite dishes are nothing but problems for home owners as far as leaks. Almost every one of them is going to leak in time. So they do have a leak. I told the homeowner, “If you don’t use, then let’s just remove it and then close up the area with new shingles.” So that’s exactly what we’re going to do.


As I said before, that ridge vent, that entire line of ridge vents, is going to be removed and replaced. And also there’s a aluminum vent pipe flange here, and the way they did the roofing around the stack pipe is exactly what they did around the pipe. They put nails into the flashing. So we’re going to perform the same procedures here as we did with the stack pipe. And then the rubber collar is going to be sealed with the Geoseal.


Now, the next picture, this is the front of the house, the same house again. Where you see the red solid double arrow, this is so my men know that they need to take up the roofing material where the roof and the wall meet. And the reason why is because again, when they fastened the shingles into place, they nailed too close to the wall and they damaged the protective step flashing underneath. So we’re going to repair or replace all the step flashing from the gutter all the way up to the ridge, then re-

shingle that area.


Now, also right here, that’s a very critical area where the ridge meets the wall. So, we’re going to take three feet of cap shingles off and then seal up against the wall, and then press the shingles right into the sealant. So this way everything will be watertight.


Now, where you see the blue dotted lines, that’s where the water has settled inside the wall between the outside bricks and the dry wall, and the water has stopped about halfway down the top floor. But eventually,once that insulation becomes saturated, the water’s going to settle all the way down into the basement.
