This video shows what other Quantico roof repair contractors missed
When I was inside this home home in Quantico, Virginia, I noticed they had a bad water stain on the ceiling right in this area here. I told the homeowner, “I’d like to perform a free infra-red scan for you. With the infra-red, I’ll be able to notice other areas of leakage that’s not visible to the naked eye.”
When I turned the camera on, I noticed the leakage here, but then it was all wet on the backside of the chimney on both sides. Then here, here there was leakage as well and the water was going down inside the wall.
He’s paid other roof repair companies money before in the past from Quantico to try to resolve the leak. But every time it rains, it’s just causing more and more damage inside the home.
When I inspected the roof, the first thing I noticed was improper installation of the counter flashing. They just nailed it right into the sides of the stone, and then they just sealed the top with roofing cement.
Now the cement will crack in time, and the leak will just come right back again. But also where the roof meets up against the side of the chimney, they nailed the shingles into the step flashing underneath, so that’s another source.
Now where you see the valley here, this is a single-cut closed type valley, and there’s roof nails right in the middle of that valley. And that’s another source.
Where you see the red dotted lines, it’s improper fastening procedures of an architectural shingle roof. There’s nails exposed where the shingles join together, but the only way you’re going to see them is by lifting up each and every shingle from the back of the chimney up to the ridge. Any nails that are exposed, we need to seal it, flash it, and reseal it.
Another thing that’s causing a leak over here is you have an open copper valley. They put nails too close to the center of the valley, so that’s another source. We need to remove all of the roofing material on both sides of the valley, install ice and water shield, and re-shingle this area.
After the new counter flashing, and the step flashing, and all the roofing procedures are done and it’s 100% watertight, the leak is going to come right back again. The reason why is because of these two gutters.
When you have a leak like this, you have to focus on everything because if you don’t, the leak will come back and eventually the homeowner could develop mold. When you look at this gutter, it’s dropping down to the right. There is no downspout here. The downspout is on the left side.
What’s happening is when it rains really heavy, not only does the water overflow over the front, but it’s also going over the back and inside the house between the outside bricks and the drywall. Once the insulation inside the wall becomes saturated, it can cause a leak all the way down into the basement.
The same problem is going on here. We need to remove all the spikes that are holding these gutters into place and re-pitch them properly so the water flows to the drain.
